We are recruiting an experienced Project Quantity Surveyor for commercial projects in Co. Cork. This is an excellent opportunity to lead commercial and contract activities on high-profile projects, supporting project teams in cost management, contract administration, and value delivery.

Role Overview
The Project Quantity Surveyor will take ownership of all quantity surveying responsibilities for assigned projects, ensuring commercial and contractual commitments are met, and value is maximized. The role involves collaboration with Commercial and Project Managers, contract administration, subcontractor management, and reporting to senior leadership.

Key Responsibilities

  • Manage day-to-day commercial and contract activities across projects.

  • Undertake contract administration, including change management and maintenance of registers (e.g., Change Order Log).

  • Negotiate and obtain best value in the placement of subcontract orders.

  • Support management of project budgets, cost plans, and feasibility studies.

  • Validate and approve subcontractors’ interim applications and final submissions in compliance with applicable construction contracts legislation.

  • Lead pre-appointment subcontractor meetings to clarify scope and mitigate contractual risk.

  • Prepare accurate monthly Cost Value Reports for review by project leadership.

  • Maximise cash flow through timely submission of Monthly Valuations with full supporting documentation.

  • Negotiate, draft, and submit Final Accounts, including claims for loss, expense, delay, disruption, or time extensions.

  • Maintain productive relationships with design team professionals and client representatives.

  • Ensure adherence to team commercial procedures and delegated authority responsibilities.

Candidate Requirements

  • Bachelor’s Degree in Quantity Surveying & Construction Economics or equivalent, recognised by SCSI/RICS.

  • 3–5 years’ experience as a Quantity Surveyor on commercial construction projects.

  • Knowledge of contract forms such as NEC, RIAI, FIDIC, or similar.

  • Ability to critically evaluate documentation and identify commercial opportunities.

  • In-depth understanding of construction processes, techniques, and systems.

  • Strong commercial awareness, numeracy, and report-writing skills.

  • Strong negotiation, conflict management, and process-focused skills with attention to detail.
