Oradeo Recruitment are seeking a Senior Quantity Surveyor to join a leading main contractor delivering building and civil engineering projects throughout Dublin and the surrounding region. Reporting directly to the Commercial Director, this position plays a critical role in the commercial management of multiple construction projects, ensuring effective cost control, contractual compliance, and project profitability.

 

The successful candidate will oversee the financial aspects of projects from tender through to final account, working closely with project teams, clients, subcontractors, and suppliers to ensure projects are delivered on budget while maintaining the highest commercial standards. Senior Quantity Surveyor Responsibilities:

  • Prepare accurate cost estimates, budgets, tender documentation, and project forecasts
  • Carry out detailed quantity take-offs and cost planning throughout all project phases
  • Manage procurement activities including subcontractor and supplier enquiries, tender evaluations, negotiations, and appointments
  • Administer construction contracts, ensuring compliance with contractual obligations and managing variations, claims, and change control
  • Monitor project costs, cash flow, valuations, and financial reporting to maximise project profitability
  • Prepare and agree interim valuations, final accounts, and commercial reports
  • Identify value engineering opportunities and provide cost-effective solutions in collaboration with design and construction teams
  • Liaise with clients, consultants, subcontractors, and suppliers to resolve commercial matters efficiently
  • Support project delivery teams with commercial advice throughout the construction lifecycle
  • Mentor and provide guidance to junior quantity surveyors and commercial team members
  • Monitor market trends, material costs, and industry developments to support commercial decision-making
  • Maintain accurate commercial records and project documentation throughout delivery

 

Necessary Skills & Requirements:

  • Third-level qualification in Quantity Surveying, Construction Management, Civil Engineering, or a related discipline
  • 5+ years’ experience working as a Quantity Surveyor with a main contractor
  • Strong experience delivering commercial aspects of building and fit-out projects
  • Excellent understanding of standard forms of construction contract and contract administration
  • Strong knowledge of procurement, cost planning, budgeting, and financial reporting
  • Excellent commercial awareness with strong negotiation and client relationship management skills
  • Good understanding of civil engineering and construction methodologies
  • Strong analytical, numerical, and problem-solving abilities
  • Excellent communication and stakeholder management skills
  • Ability to manage multiple projects and prioritise workloads within a fast-paced environment
  • Highly organised with excellent attention to detail
  • Eligible to work in Ireland
  • Full EU Category B Driving Licence
