As part of our continuing expansion within the Irish construction sector, we are seeking an experienced Commercial Manager to join a high-profile development programme in Dublin City.

Role Overview

The Commercial Manager will play a key leadership role within the project team, overseeing commercial performance, contractual administration, and financial governance across multiple project workstreams. This position requires a strong commercial background within main contracting and proven experience delivering complex residential or commercial schemes.

The successful candidate will drive best-practice commercial processes, lead surveyors at all levels, and act as a primary commercial contact for internal and external stakeholders.

Key Responsibilities

Cost Management, Valuations & Reporting

• Prepare monthly, interim, and final valuations along with applications for payment.

• Manage reconciliation of valuations, subcontractor accounts, specialist packages, and supplier costs.

• Provide accurate financial information to support cashflow forecasting and commercial reporting.

Contract Management & Administration

• Review and analyse contract documentation, highlighting risks or anomalies.

• Agree interim and final valuations with client representatives.

• Prepare detailed take-offs for Estimating, Procurement, and Planning teams.

• Compile final accounts for completed works and negotiate agreement with the client.

• Maintain thorough records of contractual delays and commercial impacts.

Procurement & Commercial Governance

• Support the Procurement Manager in awarding subcontract packages within your remit.

• Ensure commercial compliance across all subcontractor and supplier engagements.

Leadership & Team Development

• Manage, mentor, and develop surveyors at junior, assistant, and senior levels.

• Foster a high-performance culture focused on collaboration, accuracy, and continuous improvement.

Candidate Requirements

Experience

• 10+ years’ experience in commercial management, ideally within a main contractor.

• Strong project background in residential and commercial construction.

Professional Skills & Competencies

• Chartered or working towards chartership (SCS or equivalent).

• Excellent IT literacy and familiarity with modern commercial tools.

• Strong interpersonal, negotiation, and communication skills.

Personal Attributes

• Highly organised with strong attention to detail.

• Proactive problem solver with the ability to operate in fast-paced project environments.

• Strong leadership capability and stakeholder management skills.
